Many coastal and older LA County homes were never built with ductwork or a condenser pad, which is a different job than replacing an existing system. - A new rule is changing the math for landlords. Starting January 1, 2027, LA County's cooling ordinance (LACC 11.20.475) requires rental units in unincorporated areas to be kept at or below 82 degrees, a first-of-its-kind cooling requirement alongside the county's existing heating and hot water standards. If you own rental property in an unincorporated area, that's a compliance deadline worth planning around now rather than during the first heat wave after it takes effect.
- Old housing means old pipes. With most of the county's homes built before 1978, original galvanized and cast iron plumbing is common, and both corrode and restrict flow in ways copper and PEX don't. We check pipe material and condition as a matter of course, not just when there's already a leak.

That's where I met Breanna at Home Depot she advised me on the Ecobee one and normally I don't use big companies because of cost is always higher since they have higher overhead. He was trustworthy and communicative and effective at explaining to me and my wife what he's doing to our unit and why. In the end because of his demeanor and character I chose to get work done through his company. I got an ionizer placed and he patched a few areas where air was escaping. Cleaned condenser and added a second capacitor and cleaned the fan on inside of my house as well as checked the coils which were fine. In summary the company is trustworthy or at least my experience was good. At at a $49 diagnostic fee it was worth it to have someone come out and let me know where I'm at.
